Snow removal is conducted once 2 inches of snow has accumulated on the asphalt driveways. Start time for the removal depends on the snow storm. Sidewalks are generally cleared once the storm is nearly completed or fully completed. Any driveway with vehicles in it, will be skipped to avoid any potential damages to vehicles. Any decorations along sidewalks/bushes are left at owners risk during snow removal.
The Association conducts an annual RPZ certification in February each year. It is conducted over two (2) Saturdays and the dates are determined each year. Owners are notified prior to the testing of the schedule for their inspection date and time frame. Owners who do not properly reschedule in advance of the two dates will be responsible to conduct their owner inspection at their own cost.
Owners can call or e-mail to report a repair request such as missing shingles or siding or masonry work.
Any changes to the exterior of your unit especially installation of new doors or windows require Association approval. Owners need to complete an Exterior Modification Request and submit it to management. Failure to obtain Association approval could result in fines or replacement that meets the Associations requirements. No canopy or similar type structure is permitted on patios.
Mowing of the lawn is conducted on a weekly basis. If the lawn is too wet or too dry, service may be skipped that week.
Bush trimming is conducted two (2) times per year. At the beginning of July and at the end of October.
Bush replacement requests can be requested through management. Owners must sign a watering agreement prior to replacement of the bushes.
All landlords are required to register their rental with the Association. A copy of the signed lease and census card are required on an annual basis. Failure to submit these documents will result in fines.
